Think you have roots inside your pipes?

Roots systems are small and large permanent roots that are used for stabilization and feeding for trees. The small roots are primarily responsible for absorption of water and essential nutrients. Roots systems are responsible for sustaining the tree’s life; therefore they can extend as far as seven times the height of tree in search for water and nutrients.



In times of drought or during the winter, roots travel in search of moisture. They follow trails of moisture vapors that may be escaping from poorly sealed joints, holes, or cracks in sewer and water lines. The roots then penetrate the pipes and fill it with hair-like roots clogging all matter coming from homes and businesses. The tree root mass in pipes reduce the flow and slow the drains.

If these roots aren’t removed, they continue to expand while at the same time exerting pressure that may result in additional fractures in the pipe. In extreme cases the blockage can lead to total collapse of the pipes and more costly repairs.

What is Hydro Jetting?

Hydro Jetting is a technique used to clean out sewer lines that are clogged by roots or any other obstructions. The technique uses large volumes of water under high pressure to purge the pipe and return it to its normal flow. The hydro jet removes scale, silt, sand, grease, and roots that accumulate over the years on the inside walls of your pipes.

Hydro Jetting is one of the most efficient ways to clear pipes of blockages without damaging the surrounding environment or infrastructure.

Sewer Cleanout

A sewer cleanout is a point of access where the sewer lateral can be serviced (The sewer lateral is the section of the pipe from the property line to the mainline sewer in the street). It usually is 6” in diameter and has a tight-fitting steel or plastic cap over it. Two cleanouts are typically installed at each house or building. One is located just outside of the building, and one is located at the property line

Districts do no install clean outs. It is the property owners responsibility.

Pipe Lining, also referred to as Epoxy Lining is a process in which old unreliable pipes are re-lined with epoxy resin.

The pipes are first dried out, then are cleaned of all corrosion or other buildup that reduces the pipes natural flow and affects the water quality. Epoxy reinforced by layers of fiberglass mesh is then applied to the inside of the pipe. This permanent barrier protects the pipe from leaks and corrosion. It is air tight and water tight so it will prevent root infiltration that can affect all pipes without epoxy lining. Ultimately if you want to avoid all problems with your pipes that results from aging, epoxy re-lining is your best alternative.

How is Trenchless Sewer Line Replacement possible?

Trenchless sewer replacement is made possible by making a small hole at both ends of the pipe that needs replacement. A high-strength steel cable which is connected to a high-pressure hydraulic pump is then run through one end. This pumps cuts through while pulling a High Density Polyethylene pipe that is placed in the exact location of the old pipe.

Pipe Bursting is a quick and efficient way to replace your sewer lines. The Poly-Pipe is strong, flexible and durable and allows for airtight and watertight fusions of additional sections.

Copper Repiping

Find yellow rusty water running? Perhaps you need to upgrade your old rusty pipes to a safer material, like copper.

Copper Re-Piping is a smart alternative for repairing old galvanized pipes. Steel galvanized pipes have a coating inside that usually flakes and peels off after several years of use. This makes easy for lime and calcium to buildup inside the pipes. Overt time these minerals accumulate and drastically reduces and weakens the consistency of the water pressure in your home.

By switching to copper pipes, you're upgrading to a more durable material that offers reliable service for a minimum of 50 years. Additionally, copper is a fairly easy material to work with when it comes to installation and repairs. It's flexibility is especially advantageous in cases of natural phenomenon such as earthquakes, which are highly prevalent in California.

Copper in general is a material resistant to corrosion which is common for galvanized steel pipes. Earthquake Gas Seismic Shutoff

Major earthquakes have proven to be highly destructive. Avoid total destruction of your home by installing a valve that can shut off your gas source in case of an emergency.

A natural gas earthquake shut-off valve automatically shuts off your gas service when there is an earthquake with a great enough magnitude to activate it. It is important, specially in California where earthquakes are common, to have a valve installed in your property to avoid any further problems that can be caused by a gas leak. The valve shuts off your gas and is later reset at a safe time by your gas company.

If you decide to have an earthquake gas shut-off valve installed, or are ordered to do so by your insurance company or by the building code, AnJ PLUMBING can install it for you. We will make sure to install it on the downstream side of the meter.

City of Los Angeles Ordinance Regarding Earthquake Preparedness

The Los Angeles City Council has expanded an existing ordinance that requires all newly constructed homes and businesses to install an automatic earthquake gas shut-off valve. The ordinance also calls for home and business buyers to install a valve at the point of sale of an existing home or business. Moreover, if you're making alterations or additions valued at $10,000 or more, installing an automatic earthquake gas shut-off valve is mandatory by law.

Garbage Disposal

Video Camera Inspection - Eliminate the guessing work! With a camera inspection you can know for sure.

Video Camera Inspection helps us determine where your drainage problems starts. Blindly using a snake in your drains is a simple task anyone can do with the hope of removing the stoppage. However, with the technology of video camera inspection, we can see exactly in what condition your drain lines are in. Our recommendations for additional work are based on what we encounter using the camera.

AnJ encourages all customers to be present at the time of the video camera inspection so they can be fully aware of what their pipes require. Our technicians can identify and explain to our customers what is causing the stoppages.

How does it work?

A flexible rod that has a high resolution video camera at the top is inserted in the pipe that requires inspection. As the rod is pushed along the pipe, the waterproof camera records its finding by taking images which are then transmitted to out technicians. The camera is a great tool that lets you see what is underground without having to dig up ugly trenches.
